Dormer Extensions and Attic Conversions are attractive because they are a quicker, cheaper and less disruptive way to add space to a house than other alternatives.

Dormers come in all shapes and sizes. Just as there are many various types and shapes of roof, there are many various types and shapes of roof dormers.

Dormer Extension

The main dormer types are:

Gable fronted or doghouse dormer

These roof shapes feature a gabled roof with two sloping sides that form a triangle below the roofline, similar to a classic alcove. Smaller single-gabled houses are often built to provide more light and a more attractive appearance, while larger gabled houses also provide additional space.

Hip roof dormer

They’re similar to a gabled dormer, but have three sloping sides instead of two. They offer more horizontal space than a gabled dormer and more headroom than a shed dormer.

Shed dormer

In these dormers, the roof slope is in the same direction as the main roof, but much flatter. They have no ridges or edges, which reduces costs. These dormers are often installed to create more space and can therefore be large.

Flat roof dormer

They have a box-shaped structure with a flat roof and are typically built at the rear of a building. They offer the greatest amount of interior space and headroom because all the walls are vertical. However, they can look a bit awkward, as if someone had placed a box against the wall of the house.

The Pros:

Dormers add head room and floorspace: 

A skylight can significantly increase usable space. For example, you can create two additional bedrooms or a master bedroom with a sitting/working area. 

Roof dormers add light:

The vertical walls of a dormer window allow standard windows to be installed in a renovated attic, thus providing more natural light.

Rooms with a view: Skylights offer a different view of the outside than Velux or roof windows. Floor-to-ceiling bay windows and balconies can be created with rear-mounted skylights.
Dormer windows add architectural accents and detail: One or two dormer windows can enhance the exterior appearance of a property that might otherwise seem a bit dull. A well-designed dormer can increase a home’s curb appeal.
Dormers beautify the interior: In addition to a home’s exterior appearance, dormers also beautify the interior. A niche with a skylight is the perfect place for a window seat or desk when extra lighting is needed.
Better ventilation:

Skylights provide more fresh air and improve air circulation in the home. Warm air rises, which can make upper floors feel stuffy.
Emergency exit:

A skylight can provide an emergency exit to the attic.
